About Land South of Charleston

Land South of Charleston is a professional asset management company which has experienced phenomenal success since its inception in November, 1992. The company is owned by Kenneth W. Nix, a real estate & asset management professional for 35 years, and was formed with the goal of entering the distressed market–specifically loans, foreclosed properties, and non-performing assets of all types.

The initial direction of Land South of Charleston has broadened, and the company now specializes in a variety of areas within the real estate market in addition to concentrating on asset management. All types of real estate and non-performing, sub-performing, and performing loans have been acquired and/or managed by Land South of Charleston. Examples of the variety of notes secured by different types of real estate and assets the company has purchased include; single family homes, apartment complexes, strip centers, restaurants, entertainment centers, hotels, office buildings, raw land, and special-purpose properties.

In addition to note buys, other types of acquisitions have included; bankruptcies, tax liens, company and bank liquidations and distressed properties on a national basis, with emphasis on the Southeast.

Land South of Charleston also has considerable experience in on-site management, including several apartment and shopping complexes, a bowling center, and 3,500-seat arena. Land South’s achievements can also be measured through the successful reversal of under-performing businesses, and ensuing sale of these corporations. The company has also formed partnership transactions with companies such as Cargill Financial Services, which is the largest family-owned business in the United States.

In the transportation field, Land South has owned 485 Fed Ex trucks, a portfolio of Provost tour buses, an airplane portfolio comprised of Gulfstream Jets down to 421 Cessna’s, and also a transportation fleet of limousines and buses in Ft. Lauderdale, Florida.
